What is an Energy Performance Certificate (EPC)?

An EPC gives a property an energy efficiancy rating from A (most efficient) to G (least efficient). It also provides information about a property’s energy use, typical energy costs and recommendations about how to reduce energy use and save money.

Who needs an EPC?

Whenever a house is built, sold or rented, an EPC will be needed. If you are selling or renting your house, you must obtain and EPC for your buyers or tenants.

Are there any building that do not need an EPC?

Buildings that do not need an EPC include;

  • Places of worship
  • Buildings that will be used for less than 2 years
  • Some buildings that are due to be demolished
  • Holiday accommodation that is rented out for less than 4 months a year or is let under a licence to occupy
  • Listed buildings
